Checklist for Potential Tenants

  • Find a property from our online list or
  • View Property
  • Put down a reservation fee of £200 to secure the property
  • Fill out tenancy application form and pay an admin fee of £75 per tenant
  • We check and process your application
  • Once your application has been and approved you secure a 6 week deposit and first months rent and sign the contract
  • You Move in!

Making an offer to rent

If you wish to reserve a property, we will ask you for a reservation fee of £200. This enables us to take the property off the market and reserve it for you whilst your references are checked.

If you decide to pull out of the deal you may lose the reservation fee, if the landlord chooses to pull out you would receive your reservation fee back in full.

Application

We are required to make some checks to ensure that you are likely to be good Tenants. Our approach on this depends on your situation and how you are funded.

We require all student tenants to have guarantors. The guarantor will have to sign to say that they are legally responsible in paying your rent if you are unable to. We ask both the guarantor and tenant to complete a form and a credit check will then carried out on them by a specialist company. Some Landlords may require additional checks.

Tenancy agreement

On request we will provide you with a sample copy of the Tenancy Agreement. Once you have been approved by our credit checks we will draft the agreement and provide you with a copy.

Pre tenancy arrangements

A couple of days before the move in day the property will be cleaned and an inventory and schedule of condition will be prepared using an independent clerk. You will need to provide funds equivalent of 6 weeks rent as a damage deposit tenancy and one months rent in advance. The damage deposit will be registered under the Tenancy Deposit Scheme and is refundable at the end of the tenancy providing that no deductions have been made for damage / repairs. The above must show as cleared funds in our account prior to moving in. Please be aware that transfers and cheques may take up to 5 working days to clear in our account.

Move in day

We will meet you at the property along with the inventory clerk for the handover.

Post move in

In some cases the landlord will have appointed us as managing agents and we will be your first point of contact, in other cases another company or even the landlord themselves will the point of contact.

Leaving the house before the end of the Tenancy

Occasionally Tenants ask to quit a tenancy early. Landlords are under no obligation to release a tenant from an agreement, but most will provided that a new tenant can be found to take their place for the duration of the tenancy.

The responsibility for finding a replacement tenant(s) lies with the existing tenants. The new Tenant(s)/occupier must be acceptable to the Landlord and we will carry out checks in the same way as we checked the original group. An additional charge of £100 will be charged to cover administration costs.

The Tenant(s)/occupier must be acceptable to the rest of the Tenant group who are already residing at the property. Once we have accepted the new Tenant, we will replace the outgoing name(s) on the Tenancy Agreement with that of the new Tenant(s) and they will continue the same Agreement as the original group.
