Lettings – Finding a suitable tenant and making the necessary arrangements for them to move in

We can advertise your property and sometimes ask other agents to introduce applicants to us. Once an applicant is found and you are agreeable to the terms, we will proceed to take up references and assist with ensuring that the property is ready to accept the tenants. We will deal with the tenancy agreement and arrange for an inventory and schedule of condition to be drawn up. As soon as the money is paid over, the tenants have moved in and the utility providers have been informed of the meter readings, we will leave you to manage the tenancy. Management – Leaving it all to us

Having your property managed means leaving us in charge of the property to the point where you (the landlord) can literally forget out the property part from seeing the rent enter your bank account and receiving a statement and update from us each month.

We will liaise with the tenants and yourselves to make sure that the property is being cared for and is not deteriorating. If something requires repair we shall contact you by your preferred method (email, or phone) to let you know.

We are able to arrange buildings and contents cover for Landlords and Tenants using a variety of providers. Please contact us for more information and a no-obligation quotation.


Tenant selection

After an applicant has been interviewed by ourselves we ask them to complete an application form. We then use a specialist company who check the applicant’s previous landlord and employer/accountant.

Once all the checks have been carried out we are sent a short report grading the applicant with a recommendation as to whether they are likely to be good tenants.

If the applicant has insufficient income to afford the rent, it is likely that a guarantor would be required. If the applicant has a guarantor, that guarantor would be subject to the same checks as the original applicant.

Rental guarantee insurance

If the application passes the tenancy application with a good grade we can arrange for an insurance policy that covers the landlord for loss of rent. Each provider’s policy covers different events and we will be happy to provide further details on request.

Home Information Packs (HIP)

Soon you will be required to have a HIP created before you market your property. The HIP provides the buyer with legal documentation that will hopefully enable a speedier sale. We deal with a panel of HIP providers and can advise you on the most suitable provider for your needs. Click here for more information
