Helping tenants look after your property is essential to a harmonious relationship. We provide a ‘Care of your property guide’ to all tenants at the start of the term.

Our communication with Landlords is excellent whether by email or phone, we aim to keep you in touch with what is happening with your property.

The letting services

We have three types of Lettings Services: –

  • Tenant introduction and rent collection
  • Tenant introduction and management
  • Guaranteed rent service’.

Tenant Introduction and rent collection:

Monthly fee: 9% (7.5% + vat) 

The Tenant introduction and rent collection service is perfect for a landlord who is comfortable with taking on a much greater level of responsibility.

  • Advertising and marketing of the property
  • Introducing a tenant and agreeing a rental
  • Taking up references
  • ‘Right to Rent’ immigration checks
  • Drawing up Tenancy Agreement.
  • Ensuring all paperwork is in place prior to tenancy including gas safety certificate, EPC and electrical checks
  • Agent responsible for protecting the Security Deposit under the Tenancy Deposit Scheme.
  • Collect rent monthly and account to Landlord

Tenant introduction and management

Monthly fee: 12% (10% + vat) 

The tenant introduction and management service is suitable for landlords who have limited time to manage their property – we look after every aspect of the tenancy.

We charge a monthly commission for managing all tenant enquiries, undertaking regular maintenance service and rent collection. At the end of the tenancy we will also carry out the check out.

  • Advertising and marketing of the property.
  • Introducing a tenant and agreeing a rental.
  • Taking up references.
  • Credit Reference check (where applicable)
  • Right to Rent’ immigration checks
  • Drawing up Tenancy Agreement.
  • Prepare Inventory/schedule of condition for tenant moving in.
  • Check smoke and CO alarms prior to a new tenancy
  • Ensuring all paperwork is in place prior to tenancy including gas safety certificate, EPC and electrical checks
  • Agent responsible for protecting the Security Deposit under the Tenancy Deposit Scheme
  • Provision of Security Deposit registration certificate
  • Collect rent monthly and account to Landlord
  • Carry out periodic property inspections
  • Inform council of tenant details
  • Pursue late rental payments
  • Deal with repairs and tenant problems on behalf of Landlord.
  • Carry out final inspection at the end of the tenancy
  • Obtain at least 2/3 quotes prior to undertaking remedial repair works
  • Settling contractor bills and deducting from rent payments
  • Assisting with insurance claims
  • Serving any notices

Guaranteed rent service

Fees: Rental income value is provided upon property inspection

Our Guaranteed Rent service best suits those looking for the financial stability of a fixed income with no involvement. We pay you slightly less than the market value that we would hope to achieve for your property – in turn we take on all the risk and responsibility for managing it.

Our Guaranteed Rent Service offers landlords the benefit of a guaranteed fixed income on their property, regardless of whether or not it is let or the tenant stops paying the rent. If you’re a busy landlord this may be the perfect solution for you.

  • A guaranteed annual rental income every month and on time
  • You agree a guaranteed contract start date, there is no worrying about how long it will take to find a tenant
  • You get paid even if the rent is late or isn’t paid at all
  • If the property is empty for a period you still get paid
  • There are no set up fees, monthly commissions or hidden extras
  • We deal with all the tenant’s queries and questions
  • We cover the court costs & the eviction process
  • Regular property inspections and maintenance management
  • Internal condition guaranteed over and above fair wear and tear, up to one and half months’ rent

Client Money Protection

At Mckinley Residential we do not offer Client Money Protection Insurance (CMP). However as a growing business this is something that we are looking to offer our customers in the near future.
